Needham ZBA Unanimously Approves Private Indoor Sports Facility on Kendrick Street

NEEDHAM — May 21, 2026 — Needham ZBA approves private indoor sports facility, sends housing authority back for noticed hearing. The Zoning Board of Appeals voted unanimously Thursday to grant special permits to 60K Training LLC for a 10,500-square-foot private athletic training facility at 60 Kendrick Street in the New England Business Center district, a space previously occupied by Excel Gymnastics under a 1998 permit. Attorney George Ginta Jr. represented applicant Paisley Boney, who described the facility as a private arrangement for four families and their coaches — "not a business," with no public memberships and no revenue to the applicant. The board imposed conditions including a 25-person occupancy cap, invitation-only access, and operating hours of 7 a.m. to 10 p.m. daily. In a second matter, Needham Housing Authority Chair Reg Foster asked the board to approve above-ground utility poles at the Cabot's Way affordable housing complex as a de minimis modification to the property's 1980 comprehensive permit, but the board declined to act without a formal noticed hearing, directing the authority to file for the June 18 session — with the application fee waived — as a $20 million gut rehabilitation of 46 affordable units approaches a summer construction closing.
