Needham assessors deny wetlands abatement, point resident to state

Needham assessors advise a Forest Street homeowner to take his wetlands tax dispute to the state after a lengthy local appeal falls short. The resident, identified only as John, argued the town's 5 to 8 percent wetlands adjustment undervalues the constraint on his 132 and 138 Forest Street land, citing a $725,000 Rolling Lane sale and his own $595,000 purchase price from 2020. Board members said "the safest thing is to file" with the Appellate Tax Board to preserve his case, and asked him to return once a new board member joins after the town election.

In executive session, the board granted seven of 13 real estate and personal property tax exemption applications and denied all four pending elderly tax-deferral referrals, totaling roughly $110,000 to $120,000 a year in deferred taxes townwide. Staff reported about 60 abatement cases remain open.
