Needham DRB Approves Signs for Two Businesses, Hears First Avenue Redevelopment Plan

Other Committee · Meeting of July 13, 2026

Needham Design Review Board approves five signage and renovation applications and hears a redevelopment pitch for the long-vacant First Avenue corner at the Route 128 interchange. The board, meeting by Zoom on July 13, voted unanimously to approve a front entrance sign for Twist Market at 30 Wexford Street — while directing the applicant to seek a special permit for a proposed rear sign the chair described as installed without permits by others in the same building. For Palo Alto at 140 Kendrick Street, the board approved a rooftop highway-visible sign of just under 80 square feet as submitted, a monument panel change, and an interior campus wall sign with a condition requiring reduction to 32 square feet or a subsequent special permit.

Developer Rick Feldman and architect Axel Solberg of Spark Architects presented a roughly 9,000-square-foot, four-tenant retail building proposed for the former Acapulco's site at One First Avenue, which the board called "a nicely designed project" and will support in a memo to the Planning Board — the project still faces a MassDOT encroachment issue on its parking layout. The board also reviewed a revised site plan for a Beth Israel Deaconess valet parking lot on Oak Street, finding the applicant had incorporated all four June comments, with a Planning Board hearing set for July 28.
