Design board delays Briarwood sign decision

Other Committee · Meeting of August 17, 2026

NEEDHAM — The Needham Design Review Board continued a hearing on an oversized Briarwood Rehabilitation sign to September 14 after neighbors objected to its size and lighting. Representative Dina Napolitano proposed a raceway-mounted illuminated sign totaling roughly 41.5 square feet against a 32-square-foot general allowance, while resident James Murphy argued the true limit under the property's Single Residence B zoning is 12 square feet. Neighbors Steve and Joy Smith, of 146 Lincoln Street, said the sign would "impose on the spirit of the neighborhood" and raised concerns about nighttime illumination and nearby street trees.

Vice President of Operations David Cohen offered to shut the sign off at 11 p.m. and said no trees would be removed. The board asked for facade renderings at 36-inch and 40-inch logo scales before deciding. In a separate hearing, the board voted 3-0 to approve a rear-building sign for Twist Market at 30 Wexford Street, with representative Catherine citing the store's reputation in the gluten-free community.
