Needham panel eliminates four options for Stephen Palmer School site

Needham committee cuts four options for the Stephen Palmer School site, keeping housing and mixed use in play. The Development Review Committee voted by consensus to drop single-family housing, a stand-alone private community center, an open-space-only plan and a land-banking option, leaving multifamily housing and mixed use as the two remaining paths for the century-old former senior center. Consultant David Gamble told the group the 28-unit building could grow to 33 units if renovated or as many as 80 with full demolition and four-story new construction, and pegged a full renovation at roughly $37 million based on recent town construction costs.
"Development is held hostage to cost," Gamble said. Council on Aging representative Sue Mullaney pushed back on dropping housing entirely, calling the site's current residential use "very well used." The committee set an April 16 community forum and a May 21 follow-up meeting.
