Needham Planning Board advances three zoning articles to town meeting

Needham Planning Board unanimously recommends Pollard School, ADU and North Hill zoning changes for town meeting. The board approved a Pollard Middle School bylaw doubling the required setback from 25 to 50 feet, presented by building director Hank Heff and project manager Meryl Nistler. It also advanced a state-mandated accessory dwelling unit bylaw after resident Jean flagged six technical fixes and resident Bob Smart warned new ADU parking rules could crowd already-strained street parking.
Attorney Tim Sullivan and North Hill CEO Joe Frias sought a height increase to add 40 to 44 senior housing units, telling the board "every single baby boomer in the town of Needham... is going to be over 65" and citing a wait list that is 65 percent Needham residents. That recommendation is contingent on North Hill negotiating an affordable-housing payment with the town.
