Planning Board votes 3-1 to close hearing on house-size limits

Needham Planning Board voted 3-1 to close its first hearing on zoning changes that would shrink allowable house sizes townwide. More than 25 residents spoke against four proposed articles from the Large House Review Committee that would count garages and attics toward floor area ratio, cut lot coverage, lower the height cap from 35 to 33 feet and require averaged front setbacks. The board's own chair voted against closing after a fiscal-impact spreadsheet was pulled the same night due to calculation errors.
Committee member Rob Dangle called the process "a machete inscribed in a foreign language," while Board of Assessors Chair John Bullion said lower property values in one district would not reduce the town's total tax collection, just reallocate it. The board must finalize the articles by April 7 for the May 11 special town meeting.
