Board Sends Two House-Size Limits to Town Meeting

Needham Planning Board advances two large-house zoning limits and closes the record on a contested Chabad hearing. The board voted 4-0, with one abstention, to recommend an attic-size cap for new construction, and 5-0 to recommend lower flat-roof height limits, both headed to October's special town meeting. Separately, attorney Kevin Freitag told the board a proposed Chabad-Lubavitch Jewish Center at 1195 Central Ave runs 183 percent of allowed floor-area ratio and 173 percent of lot coverage, and pushed for guaranteed parking for the 82 spaces the applicant says it needs.

Abutter Gina Bradley said the combined project still totals nearly 27,000 square feet despite recent trims. The board voted 5-0 to close the hearing without deciding the application, and separately mapped a schedule of seven to nine meetings toward a broader floor-area-ratio package for the May 2027 town meeting.
