Select Board splits 3-1 on North Hill housing payment

Select Board · Meeting of March 10, 2026

Needham Select Board splits 3-1 to let North Hill negotiate an affordable-housing payment deal. Town Manager Katie King will negotiate a memorandum of understanding with the continuing care retirement community, which is seeking to add 44 units and argued its entrance-fee financing model makes traditional affordable units infeasible, Select Board member Josh dissented, saying "I'm a little uncomfortable with this approach" and that the issue belongs in zoning, not a side agreement. The board separately voted unanimously, 4-0, to send a redesigned town seal to the May 2026 town meeting warrant, after member Kevin Keene's committee scrubbed imagery of a teepee and a 17th-century Native American land transfer, saying of the original, "It may not be our proudest moment." The board also opened the warrant for a May 11, 2026 special town meeting and reviewed a 10-unit Garden Street condo proposal with three affordable units.
