Design board OKs smaller Briarwood sign
Other Committee · Meeting of September 14, 2026
Needham design board approves a smaller Briarwood sign but sends a Dunkin'/Jimmy John's revamp back to the drawing board. The Design Review Board voted 3-0 to approve a 36-inch illuminated sign for Briarwood Rehabilitation and Healthcare Center, cutting the "Briarwood" lettering to 14 inches and limiting internal illumination to 7 a.m.-11 p.m. unless the facility switches to external lighting, which could run continuously. Abutters Steve and Joy Smith of 146 Lincoln Street objected that "all three of these signs are significantly larger than the code allows." Counsel Isaac Sassone argued the sign was needed so ambulances and visitors could "confirm" they'd arrived.
Separately, the board continued facade and sign plans for a Dunkin'/Jimmy John's renovation at 260 Chestnut Street after member Felix warned that a proposed 80-square-foot addition would worsen parking-lot safety near a bollard "that's been askew towards the building for years," and after the board found the applicant cannot have both wall signs and the pylon sign without an added special permit.
